The Residential Tenancies Act has complex rules and regulations relating to property management. It places immense responsibility on whoever manages the rental property to comply with these guidelines.

Failure to do so can attract harsh penalties to either the owner (you) or the owner's nominated managing agent (us).

Agents involved in property management (and owners who manage their own properties) must possess a thorough working knowledge and understanding of this Act, as well as other Acts of Parliament.

We are particularly discerning when it comes to maintaining the quality of tenants for our managed properties.

We will not compromise our reputation of providing our clients with the most suitable tenants to lease their properties.

Our philosophy is to always be critically selective with tenants because our aim is for you to have a worry free tenancy.

Our detailed screening process aims to establish that tenants can meet the responsibilities of the General Tenancy Agreement. Tenant selection is in accordance with laws covering discrimination, residential tenancies and privacy.

We keep you informed of applications, so you can take part in the selection and decision process.

When Selecting tenants for a long term rental property we look for stability in employment, satisfaction that the tenant is capable of paying the required rent and tenant's with a proven satisfactory history of renting.

When taking a reservation for a holiday rental property a 20% deposit must be paid within 2 weeks of making the reservation. On arrival guests collect the key from the Ray White Exmouth office, pay for their accommodation in full and provide credit card details (or $250 cash) to be held as security until the property is inspected on their departure date.

Regular inspections are a major part of how we care for your investment property, ensuring that you achieve continual occupancy and maximum return.
To achieve this, the property must be presented and maintained in the best possible manner.

Long Term Rentals: Prior to each tenant's occupancy, a condition report is prepared that thoroughly details all aspects of the property, including an inventory if applicable. Routine inspections of your property are made regularly. An initial inspection is carried out after the tenant has occupied the property for approximately six weeks and then every three months thereafter. Following each routine inspection, you will receive a comprehensive report on the overall condition of the property.

Holiday Rentals: A Property Condition Report including inventory is compiled for your property. Your property is inspected before and after each booking.

The purpose of the inspections are two-fold:

Firstly to bring to your attention any maintenance needs and secondly to check the tenants are maintaining its condition.

Neglect of minor repairs can often lead to major expenditure and the loss of a good tenant. Our attention to maintenance will ensure that problems are resolved quickly. We attend to repairs upon your instructions, checking that all repairs are conducted satisfactorily and charged at a fair price.

When tenants vacate the property we carry out a thorough final inspection ensuring that they leave it in an acceptable condition. Bonds will not be released until all parties are satisfied.

Payments and Statements

To help maximise your rental return, we ensure payments are forwarded to you promptly each month.

Each month, we forward you an itemised statement showing all rental income and payments made on your behalf.

Monthly statements will have copies of invoices attached.

Council rates, body corporate levies and landlord protection insurance premiums are just some of the accounts that can be paid on your behalf from received rental monies.

We also collate an end of year financial statement for your taxation documentation for a small fee of $25.

To assist even further we are happy to deposit your monthly proceeds into your nominated bank account. Our aim is to make the book keeping as easy as possible for you.

Rental collections are placed as high priority in the management of a property. If the situation arises that the tenant fails to pay rent on time, the correct notice of breaches are executed and we attempt to rectify the problem as soon as possible. Should this procedure fail to bring results, we will contact you to discuss the matter as to whether to proceed with termination. Our knowledge on the court proceedings in the Tenancy Arbitration is extensive and this is essential for correct action being taken in these extreme circumstances.
